The Capital Alliance, a Melbourne based building developer, is set to prevent their buyers from turning their apartment into Airbnb and other short-term rentals including its new $250 million project in Docklands. The property purchasers, who breach their sales contracts, could be hauled into court, face penalties, and even contempt of court if they do not follow the conditions. The move follows heavy criticism of short-term stay rentals after the occurrence of some unpleasant incidents such as a Werribee home that was converted into a mess during a wild party. The police were attacked there in December last year. The safeguards include a restrictive treaty and personal contractual guarantee from every purchaser that he/she will not use his/her unit for short-term leasing.
It comes amid the NSW state government recently agreed to let strata communities, who often criticizing guests for being disruptive in communal areas and the government announced a crackdown on Airbnb. There are around 12430 entire units and 7625 private rooms listed on Airbnb in Melbourne as per data collection group inside the apartment leasing firm. The Victoria is reviewing the ban on the short-term stay accommodation.
